Buyer Tip: Using Bad Weather To Your Advantage!


Hey, everyone. So in today’s short video, I wanted to talk about a little bit of a strategy that’s working for us in this continued strong seller’s market. So I think everybody that’s watching that has been looking for their next investment property, whether it’s a multifamily, single family or a flip project, just knows how competitive things have been and what it’s taking to get things under contract.

So one of the strategies that we on the Candor Realty Boston team use, is we use holidays and poor weather, especially when it’s around weekends, to get our buyers through properties either that just came on the market or might have been sitting for a while, and we try to time our showings kind of quickly around the storm and then try to time when we present our offers at a time that kind of forces the seller to at least seriously consider or take our offer before our competitive can get into the property.

So I want to talk specifically around the last two weeks in Boston have had storms. Two weeks ago, there was a storm on Saturday and this past week, there was an ice storm on Friday. And so, one of the things that we did with our buyers is, we knew the folks that were out most actively looking. We got touch with them on Tuesday, Wednesday, Thursday, and said, “Hey, if there’s anything that you see, that’s interesting, let us know, let us try to get you in there either Thursday night before the storm, Friday morning during the storm if travel was safe for that, or right after the storm, but before weekend.” And we had several buyers say, “Yeah, I’m all ears. I’ve been looking for a while. I’m getting tired of getting beat out by 10, 20 other offers.

And so we did that. Half the team was out on Friday morning. We had several offers out around lunchtime. Some of them expired Friday night and some of them expired Saturday morning. Either way, we were looking for the sellers to make a decision before our competition could get in and see properties on Saturday and Sunday. And I’m pleased to say we got half of the offers that we sent out on Friday, got accepted. We still have two more that we got a little bit of pushback and we’re looking for answers this week or only this week, but 50% success rate on offers out the door in this market, we’re very proud of that.

And so, I just wanted to cover that tip for this week. I know it can be frustrating in the market. I’m a buyer right now. I know how competitive it is. I see it on behalf of my clients as well. But just know that what we’re doing is looking for creative strategies like this to bring to our buyer clients and try to get things tied up under agreement when maybe everybody else is taking a break or staying at home.
